Sarah has over a decade of experience in litigation, with a particular focus on property disputes. Prior to Phillips, Sarah has worked across the South, including Wokingham and Southampton. She combines a strong foundation in property law with broad civil litigation expertise, advising on a wide range of residential and commercial property matters.

Sarah’s work predominately involves:

  • Boundary disputes
  • Easements/rights of way disputes
  • Ground rent disputes
  • Neighbour disputes
  • Covenant issue – including applications to the First Tier Tribunal for modification or discharge of covenant
  • Trespass claims
  • Nuisance claims
  • Adverse possession claims
  • Possession proceedings
  • Claims relating to the Trust of Land and Appointment of Trustees Act 1996
  • Orders for Sale
  • Leaseholder/freeholder service charge

More recently, Sarah has expanded her practice area to include advising on commercial landlord and tenant disputes involving lease renewals and servicing dilapidation schedules.
